What this tool does

This tool projects what a bed and breakfast could earn, turning your room count, nightly rate and expected occupancy into estimated annual revenue, running costs and take-home profit.

The figures are estimates to help you plan and test ideas, not a business forecast.

When to use it

Use it when you are thinking about starting a B&B, when you are setting or reviewing your nightly rates, or when you want to test whether the numbers work before you commit, including comparing busy and quiet scenarios.

How it works

You enter the number of letting rooms, your average nightly rate, the occupancy you expect and what you offer guests. It estimates annual revenue, subtracts realistic running costs like food, utilities, cleaning, insurance and booking commission, and shows your likely profit along with the biggest levers to improve it. Nothing you enter is saved, and you do not need to give your name or email to use it. Every B&B is different, so use this as a guide and build a fuller plan before you invest.
